TIFA Seeking Applications for New Management of the Dawn Theater
Interested parties have until May 19, 2025 to submit their applications; CL Red will manage the Dawn until June 17, 2025
The Tax Increment Finance Authority approved a Request for Proposals (RFP) for the Operation of the Dawn Theater at its meeting on March 18. The RFP was issued on March 20.
TIFA Chairman Andrew Gelzer also announced the terms of CL Real Estate Development’s departure agreement.
As part of the early termination of the triple net lease agreement, CL Red agreed to complete repairs, continue operations for 90 days, and pay RFP advertising costs up to $1,000.
TIFA approved the lease severance terms. CL Red’s contract to manage the Dawn Theater will end on June 17, 2025.
These decisions came two months after CL Red announced that losses made it no longer feasible for it to rent or manage the Dawn Theater.
Applicants have until May 19, 2025, at 3 p.m. to submit their applications, which must include a cover letter, a company profile, an operational plan, a financial plan, and references.
The new management company must pay for a triple net lease, which would make it responsible for rent, taxes, insurance, utilities, and routine maintenance.
